Painting Interior & Exterior of Your Carpinteria, CA House Increases Appraisal Home Value

Painting Interior & Exterior of Your Carpinteria, CA House Increases Appraisal Home Value

It is no secret that when you want to sell a home one of the best ways to renew the look of your home is to repaint it. There is a number of ways that you can paint your home that increases its attraction and improves the sale of the home. McKay’s Painting will share which touch-up paint job is worth doing when you want to sell your home.

Best Painting Home Improvements to Add Home Value

Repaint the Exterior – There is one phrase real estate agents will always use and that is “curb-side appeal.” By improving the look of your home’s exterior, potential buyers will want to explore the inside of your home. Painting the exterior greatly improves the sale of a home and is a worth while investment.
Paint or Touch Up Entryway – Now that you have potential buyers inside your home, you will want them to continue to walk through the rest of the house. You don’t have to completely repaint the entryway if the need doesn’t exist. However, any or all touch-ups should be done to help make the entryway look clean and more welcoming.
Painting Kitchen and Bathrooms – The kitchen and bathrooms are one of the most used rooms in a home, followed by bedrooms and living rooms. It is recommended you repaint these two rooms to give it a fresh new look. Don’t be afraid to use color either. There was a time that real estate agents would tell you to paint the house white for a more open and clean look. However, that is no longer the case. Homes with color make the home feel more alive, and make it easier for a potential buyer to imagine themselves living in it. When it comes to small kitchens, its okay to use color, but make sure to use lighter colors that work well with the appliances and other colors in the kitchen. The kitchen is the heart of most homes. You will want to make sure you put the most effort in the kitchen area.
Painting Trim Work – Trim around doors, windows, and floor boards are another important detail in a home. If the trim work looks battered, chipped, or old, you will want to give it a little makeover. You may want to sand all the wood trim found in your home and repaint or stain it.
Refinishing Cabinets – Cabinets can be found in kitchens, bathrooms, and laundry rooms and often they get overlooked. Most buyers look at cabinets and especially those in the kitchen. If they look worn down or dirty, they can become a major turn off for a buyer. Make sure to take the time to access your home cabinets and if they need to be repainted or refinished, consider that another priority.
Paint Ceilings – Ceilings surprisingly withstand a lot of damage or stains in a home. If your roof has had a leak, or you’ve had plumbing problems, the resulting water stains can look awful. Sometimes food or drink stains magically appear on the ceiling and that ruins the look or your home. The color scheme in each room may dictate whether or not you keep the ceiling white or use color to help make the room more interesting.

Color Wheel Theory in Santa Barbara, CA; Choosing an Interior Design Paint Color Scheme

Color Wheel Theory in Santa Barbara, CA; Choosing an Interior Design Paint Color Scheme

When considering a color scheme many tools present themselves for consideration, such as the color wheel. The wheel has various colors depicted around the circumference and aids in determining a two-tone color scheme. The connecting lines are suggested combinations that are complementary or form some other connection.
Colors directly opposite each other are complimentary colors. Monochromatic colors use three different tones or values of the same color. Analogous color are three adjacent colors, like yellow-orange, yellow and yellow-green on the wheel. Splits for a connecting triangle shape like yellow, red violet and blue-violet. They employ a color and two adjacent tertiary colors. Triadic colors form an equilateral triangle, like yellow, red and blue. Tetradic color schemes form squares, using two complimentary pairs, like yellow-orange, yellow-green, red-violet and blue violet. These schemes create a color harmony. Of course, the wheel represents a course color group, there are varying tints, and the grays, pure white and the blacks and earth tones are not considered in the wheel. The color wheel is used in professional design, and can help pick color schemes for rooms. Once a combo is picked then you pull color chips and try to come up with what you like. The color wheel gives direction.

Paint Color Vocabulary & Words List

Other terms we should be aware of in describing color are:
Hue: hue answers ‘what color is that?’
Chromaticity: is the purity of the color, and may be referred to as ‘Chroma’ and tells how pure a hue is.
Saturation referrers to the appearance of color under varying lighting. Not all lighting is balanced to ‘daylight’. General lighting adds a slight warm or reddish tint that is designed to lessen eye strain. So, lighting is not pure white. View your color chips under the lighting conditions that prevail in your home, they will slightly change from the stores lighting. Also, the color appearance will change from high light to low light or night.
Color systems vary according to applications. RGB (red, green, blue) dominate projected light, your computer screen for instance. Paints are based on the CMYK (cyan, magenta, yellow and black) system. The other system is HSL or Hue, Saturation and lightness.
Primary colors are derived from a prism and sometimes referred to as the ‘Spectral’ colors. These are the ROYGBIV, red-orange, yellow, green, blue, indigo and violet. For pigments (paint) the primaries are CMY or cyan, magenta and yellow.
Tints, Tones and Shades, not interchangeable these terms describe characteristics of color. Add white, the TINT is a lighter version of the original color. Add black, the colors darken and is described as the SHADE. Add gray and you get different TONES.
Luminance or lightness described the brightness. The brighter the color the more the luminance. Luminance changes with the addition of white or black. White brightens and black decreases the luminance.
Complementary colors ‘go together’, any two colors when mixed produce a gray.

Color Harmony

Color theory describes how pleasing a combo is. This will narrow many choices but is not an absolute, a ‘ball park’ solution, not a specific base. Colors are based on the wavelengths that our eyes perceive. The human eye can perceive approximately 7,000,000 colors. Certain colors and combos though can cause negative physiological problems, causing headaches, and affect vision, others are soothing and affect the mood. Colors must be chosen wisely, and most persons tend to prefer pastels (lighter more subdued colors) to the bright colors.

Another factor is finish; flats, eggshell, satin, semi-gloss and glossy. Each reflects light differently and each has characteristics that vary, and of course interior paints should never be used outside, but with children an exterior paint may hold up better with continuous washing, in either satin or semi-gloss. Should I Paint My Agoura Hills, CA House Myself or Hire a Professional Painter?

There’s a lot of pride in completing a project yourself. You get to show off and save some money but all the shows on TV about home improvement make it easier to think you can get it done on your own. You’ll need to keep in mind that they’re professionals showing you how to do it and they don’t show you all the stuff that goes wrong along the way! You’ll want to make sure your project is done right so it will add value to your home in the long run. Consider the pros and cons before you think about a DIY project. Painting seems easy enough and yes anyone can do it but how it will look is another thing all together. Then there’s the time it will take, and time is a precious thing. So, is it worth to hire a professional to paint your home?

Benefits of Hiring a Professional Painter

1. Safety. Safety is an important consideration, more so if the painting job is outside. Using a ladder correctly is important as is having the right equipment. Do you really want to find yourself laying in the bushes and staring up at the sky?
2. Time. Most of us don’t have a lot of time on our hands and it always takes longer than you think it will. If you rush you will hate the results and you’ll find yourself redoing it, costing you more time.
3. Insurance. When you hire a professional painting company chances are they are fully insured. This will give you peace of mind in the event an accident should happen.
4. Warranty. Hiring professionals also gives you a warranty on the products and the labor, something you’re probably not going to give yourself. This will also provide peace of mind.
5. Longevity. To get the best results, there are steps that need to be taken. Surfaces need to be repaired, cleaned, sanded and primed. These steps will be the difference between a job that will lasts a couple of years or one that will last for years.
6. Cleanliness. Professionals will keep your home clean, protecting the floor and furniture so you won’t even know they were there. When we do projects ourselves we just don’t seem to take the time to protect our home. We just want to get started as soon as possible.

When is the Best Time & Ideal Exterior Painting Temperature to Paint Your Home in Thousand Oaks, CA?

When is the Best Time & Ideal Exterior Painting Temperature to Paint Your Home in Thousand Oaks, CA?

There are many factors that go into the painting process when it comes to the exterior of your home; the biggest being weather. The results you get will vary greatly depending on the weather conditions that are taking place the day you paint your home. McKay’s Painting is here to talk about the optimal weather conditions needed to obtain optimal results when painting the exterior of your home.

Prime Weather Conditions for Painting Your Home

If you were to handpick the perfect day to paint the outside of your home, it would be a day with temperatures between 60 and 85 degrees. Another thing to consider on top of that is the humidity. You want to stay between 40%-70% humidity to achieve optimal results for your exterior paint job. You may find that most painting labels will tell you that you can paint in temperatures ranging from 50-90 degrees, but always stay well within those numbers. You need to remember that surface temperatures are often hotter or colder than the actual temperature of the outdoor air. This is especially true in areas that receive direct sunlight or no sunlight at all.

Dangers of Painting in Temperatures Too Warm

The main problem with hot temperatures is rapid drying. When paint dries to quickly on a surface that is too warm, it causes the paint to bubble and blister. You should always try to follow the sun around your home so you aren’t ever painting in direct sunlight. This will help you avoid any rapid dry problems. When completing the painting process, you want the paint to be dry by the time the sun goes down. As the outdoor air cools off at night, dew often forms and can affect the paint if it isn’t completely dry yet.

Problems with Painting in Temperatures Too Cold

When the temperature of the outdoor air is too cold, you have almost the exact opposite problem. The paint isn’t able to dry and cure properly. This causes a long list of problems including dirt, dust, debris and insects that get stuck in the paint. If you want to avoid problems like cracking and peeling, you should avoid painting on cold days. Cold temperatures will effect the life span of the paint and your exterior paint job won’t last as long.

Don’t Forget Nighttime Temps when Exterior Painting

While the temperature during daylight hours is important, so is the temperature at night. There are several paints that take a full 24 hours to cure completely. If the temperature is dropping well below ideal in the night, it can have an effect on how your paint cures as well.

How to Choose a House Painter in Camarillo, CA; Questions to Ask When Getting Painting Quotes

How to Choose a House Painter in Camarillo, CA; Questions to Ask When Getting Painting Quotes

Many will do their own painting project when they can manage the task themselves and have the time to do so. In many cases the task is too big or there is no time to get the job done. This is where a painting contractor comes in. For those who lack the time, ability or experience you will find yourself searching for a professional painting company to paint the interior or exterior of your home or business. McKay’s Painting would like to offer some suggestions when you’re looking for a painting contractor to help you choose the right one.

Do Painters Need a License & Insurance in California?

The first thing you will want to make sure is that the painting contractor or company has a proper license and that they are current. A reliable and professional business is licensed and insured. If a painting company can’t provide that information they are most likely not a recognized business and one that isn’t operating legally.

Painting References & Reviews

Another beneficial method in searching out any company or service is by references. Start by asking those who may know who have had a professional painter help them paint the home. This is a good start as they will share their experience and the names of the companies they used. Next, begin looking for reviews or testimonies from other customers about the service the paint company provided. Most professional companies provide websites with reviews or testimony pages where their customers can share their experiences.

Painting Estimates; Cost Per Square Foot & More

As you begin narrowing down the different painting companies you’d like to work with, ask for estimates. Not just the cost, but the time needed to complete the task. Both are essential. You will need to know how long it may take alongside the cost of doing the job. This is done by giving the painting company a rough estimate of the square footage they will need to paint. Many companies offer free estimates and will come measure and make notes of the painting project. They will also have great insight on what colors and types of paint work best for certain areas. However in the end, they will paint the walls or ceiling in your desired color or scheme. After an estimate is given, the final quote should be provided once the details are worked out such as how much paint is needed, colors and types of paint you wish to use. This all can vary in costs. Read the contract or quote carefully and make sure there are no hidden fees and that all fees are explained and they are reasonable to the customer and the company.

Prospective Painters History; Years in Business

It always pays to use an experienced contractor. While researching you may also want to see how long a company has been in business. However, sometimes the age of a company doesn’t always reflect the experience of the company. Often companies seek a fresh start and change name or business license when a company splits or merges with another company.

Drywall Texture Ideas in Newbury Park, CA; Knockdown, Sculptured Joint Compound Art & More

Drywall Texture Ideas in Newbury Park, CA; Knockdown, Sculptured Joint Compound Art & More

Drywall texture doesn’t always have to be the same old textures found in every home. You can create a personal and exiting work of art with your drywall texture. Most drywall textures use a joint compound which is easily molded to create your own style. McKay’s Painting will share some creative drywall texture ideas to spice up your walls.

Adobe Drywall Finishing Effect

When a drywall finisher gives a wall a smooth finish, they are using a skim coating technique using joint compound that can be rolled on and then scraped with a drywall trowel. This gives the wall that smooth finish. You can create the same finish or texture to resemble an adobe look by adding a pigment or latex paint. For those who want to give their home the unique feel of an adobe home, you can create the texture by using joint compound that has been colored. Roll the colored joint compound onto the wall and then scrape it smooth with a drywall knife. Don’t make the wall too smooth. Allow some bumps or ridges to create a more realistic adobe feel.

Sculptured Joint Compound Art

For those who want more interesting patterns or may be a theme to the wall that fits with their overall design, you can texture the walls. While the compound is still wet, use cookie-cutters to create images in your walls. This technique is very popular for a child’s room. You can apply the drywall joint compound and then use cookie-cutters randomly on the walls. After the compound has dried, you can paint the images individually to make the image pop, or keep it subtle by painting the wall a solid color.

Wallpaper with Tissue Paper

Creating a faux texture doesn’t have to be complicated and you don’t always need to use joint compound. Here is an easy method to create a faux texture on your walls using wallpaper paste and tissue paper. First, tear the tissue paper in both large and small pieces and crumple them up. Afterward, straighten it back out again. With a roller, coat a section of the wall at a time with the wallpaper paste and stick the pieces to the wall. Flatten the paper. For more character, leave a few wrinkles and rough edges. After the paste has had time to dry, use a paint polyvinyl acetate primer. With a paint brush, paint over the wall. You can glaze the wall to enhance the look of the faux texture. Once dry, you can roll your choice of colored paint over the texture.

Best Way to Paint Vinyl or Wood Shutters in Ventura, CA; Cleaning, Priming, Painting & More

Best Way to Paint Vinyl or Wood Shutters in Ventura, CA; Cleaning, Priming, Painting & More

The exterior of your house will need some upkeep as well as repair to keep it looking its very best. If you want the house to go above and beyond the standard you need to take care of the small details. Most homes have accents that need to be painted to show off all the character that it is intended to have. These are features such as trim work around the windows and doors and even shutters as well. The shutters are a huge part of the design and décor and when they are overlooked they will lose their character. Some people just have the shutters painted over with the same color as the main exterior. This washes them out instead of making them stand out. When you are ready to update the color of your shutters you need to ensure that the work is done the right way.

How to Paint Wood Shutters

Paint Shutter Preparation: The first and really most important part of painting your shutters is to have them prepared properly. You need to take time to look over each and every one and make a list of repairs that are needed. The shutters are often made of wood and over time the wood can deteriorate and start to break down. If you notice they are chipping and splintering then you need to make some repairs. The wood shutters need to be sanded down and the paint that was on them scraped down before the new coat is able to be applied. The nicely sanded down shutters will lend well to the new color being applied well and smooth. You also need to make sure that the shutters are cleared from mold and mildew which can be done with pressure washing or cleaning with a cloth. Be sure that all the shutters are in good condition before you start the painting.
Prime Shutters: The next step when you are ready to paint a wood shutter is to have the wood primed. This will prepare the surface so that it will not soak up the paint. When you skip priming the wood, the paint will not dry evenly because it will start to soak in deeper in some areas. The primer can be brushed or sprayed on. The primer will also help to protect the wood from potential water damage.
Choose the Right Paint Color: The process of choosing the right color for your home is important. You want something that not only you like but that will fit the décor of the house itself. The right color that fits your homes character and the rest of the color of the house will allow it to stand out. If you have a period specific home you can talk to a professional about what colors were specific to that era.

Painting Vinyl Shutters

Similar to wood shutters, before painting, vinyl shutters must be cleaned first. You can scrub them with detergent mixed with water to remove dirt, chalking and other debris. Next rinse and dry before painting with a high quality exterior acrylic latex paint. When selecting a new paint color, try to choose a lighter color as selecting a darker color may result in the vinyl shutters absorbing more heat than intended which may cause warping.

Tips & Tricks for How to Paint a Room Like Professional Painters in Calabasas, CA

Tips & Tricks for How to Paint a Room Like Professional Painters in Calabasas, CA

Have you ever wondered what the pros do to make a finished paint job look so spectacular? You might be surprised to learn how some of the simplest tricks can make any painting job look far more amazing. McKay’s Painting will share some of the tricks used by the pros to give your next painting project the same fantastic results of a professional painter.

Sanding Flaws Away Before Painting

For walls with a smoother texture, or no texture at all, professionals often use a sander to smooth away, hide, or remove flaws such as divots or bumps on the walls or ceiling. Joint compounds are used to fill in holes or cracks. Sometimes these repairs also create flaws in the walls. Again, the pros will use a fine grain sand paper to smooth these patches down.

Tinted Primer Paint

Professionals repair walls with joint compound and blend the repaired area with the wall’s current texture. However, joint compound; or even when a wall or ceiling gets a skim coat, the materials used can dry the wall in those areas and suck the moisture out of the paint. This results in dual patches. Before painting walls with these types of repairs the pros will use a tinted primer first. Instead of using a white primer the pros use a gray or tinted primer which hydrates and prevents these dual patches from showing.

How to Keep Paint from Bleeding Under Painters Tape on Textured Walls

Everyone uses painters tape to protect the seams of the areas you don’t want paint to bleed or run on. However often when we pull the painters tape away, our hearts are filled with disappointment and grief to see that the paint has bled underneath the painter tape. To prevent this problem, professionals use a putty knife to press and seal the tape down tighter preventing the paint from bleeding underneath the tape.

Prevent Lap Marks When Painting

Professional painters never leave behind brush strokes or overlapping marks. The question is how are they doing that? The answer is simple. Pros often mix a paint extender (also called a paint conditioner) into the paint they are using. Paint conditioners do two things. One, it slows down the drying process which helps the painter put the paint on evenly. The second thing paint conditioners do is level out the brush strokes which also eliminates the overlapping issue.

Paint One Wall at a Time

Another way to ensure each wall blends together and looks flawless at the end is that you will want to do the trim work and roll the paint on one wall at a time. Most people will do all the trim work in a room then go back and roll the paint on. This creates overlapping marks even with a paint conditioner. If the trim paint dries before you roll the rest of the paint on the wall, you get the overlapping marks once again. Trim and paint one wall at a time for the best results.
